If you will be selling your home after June 1, 2009 and your home is located within the City of Austin and you receive electricity from Austin Energy - Please read this important information regarding a new City Ordinance that may affect you.
The Energy Conservation Audit and Disclosure Ordinance, or Austin's Point of Sale Ordinance, was enacted to improve the energy
efficiency of homes and buildings within the City of Austin.
The new law affects sellers of :
- Single-Family Residential Homes (four dwelling units or less)
- Multifamily Properties (five dwelling units or more)
- Commercial Properties (non-residential civic or commercial building, excluding industrial buildings)
The Point of Sale Ordinance may require the completion of a home energy audit by a certified auditor. If required to perform an energy audit, a copy of the audit report must be provideded to prospective buyers before the time of sale. * Know when you'd like to sell and move
* Create a list of features that make your home competitive with other
properties on the market
* Make a list of recent improvements and/or repairs
* Make a list of any personal property that will remain with property
(example: refrigerator, range, washer, dryer)
* Locate past appraisasl and/or surveys
* Locate any warranty or documents for items that will be conveyed to the
new owners
